Buddina, Minyama and Parrearra

The changes proposed are listed by the SCRC as "Moderate".

The plan is putting almost 19,000 more people into the Kawana Waters Area.  The majority of these are being placed into the Northern suburbs of Buddina, Minyama and Parrearra.

  • Minimum site area for a Dual Occupancy reduced from 800m2 to 600m2.  Below 600m2 will be impact assessible.

  • Kawana Shopping World to become a Major Centre Zone (contrary to the SEQRP).

 

  • Kawana Shopping World and surrounds rezoned to 10 storeys/35m high.

  • Nicklin Way Minyama rezoned to 8 storeys/28m

​​

  • Nicklin Way Buddina rezoned to 6 storeys/22m

 

  • Beyond this, quiet, residential streets within proximity of Kawana Shoppingworld are being rezoned to increased heights.

  • 10 urban villages along Nicklin Way:​

  • Palkana Drive (6 storeys/22m)

  • Riveraine Av (6 storeys/22m

  • Koorin Drive (6 storeys/22m)

  • Jessica Park​ (8 storeys/28m)

  • 6 more proposed at Minkara St, Wyanda Dr, Thunderbird Dr, Wurley Dr, Moondara Dr, and Piringa St.

  • Height increase range from 12m to as high as 35m

  • the majority of these changes relate to existing (8.5m) low-rise areas.

  • In most instances heights are doubling.

  • Buddina Urban Village heights reduced from 21m to 12m

​​

  • Minimum lot size for sub-divisions reduced from 600m2 to 450m2 for most of the Low Density Residential Zone, other than on canal frontages (proposed 800m2)​

  • Protected Housing Zones along canals removed to allow duplex development.

​

  • Reduced vehicle access to Nicklin Way and Main Drive

Mass Transit is at the heart of these plans

​

Council documents released for public consultation continually reference "rapid transit stations", yet there is no guarantee this public transport infrastructure will be delivered within the time frame of this Planning Scheme.

​

"Existing car-oriented commercial strips along Nicklin Way are consolidated and revitalised to form attractive mixed use precincts supporting active pedestrian environments and creating improved visual amenity and built form outcomes along Nicklin Way, particularly around the new rapid transit stations."
