  • Mari St changed from 18m high to 25m high

  • New Tourist Accommodation Zone in Alex changed from 8.5m to 25m

  • Alex medium density residental zone changed from 8.5m to 12m and 15m

  • South of Buderim Av/Mooloolaba Espl/Walan St to get a "general" uplift in height.

  • West/South of Walan St to change from 12m to 22m

​​

  • Brisbane Rd (eastern side) changed from 18m to 28m​​

  • Height increase range from 12m to as high as 41m

  • All of Mooloolaba's foreshore is being rezoned higher

  • 34 streets directly impacted ​

  • A large number of these changes relate to existing 8.5m or 12m areas.

  • In most instances heights are doubling.

  • Minimum lot size for sub-divisions reduced from 600m2 to 450m2 for most of the Low Density Residential Zone, other than on canal frontages (proposed 800m2)​

  • Protected Housing Zones along canals removed to allow dual occupancy development. eg Duplexes

​​

  • Minimum site area for a Dual Occupancy reduced from 800m2 to 600m2.  Below 600m2 will be impact assessible.

  • Okinja Road (Alex Beach Tourist Park) rezoned to high density Residential Zone

​

Mass Transit is included as part of these plans, yet it is unlikely to occur.

​

Council documents released for public consultation continually reference "rapid transit stations", yet there is no guarantee this public transport infrastructure will be delivered within the time frame of this Planning Scheme.

A series of local rapid transit stations provide fast and convenient connections for residents and visitors to Maroochydore and south the Kawana Waters and Caloundra and are a catalyst for targeted development"
