Caloundra and Surrounds

Caloundra and the surrounding area is being targeted for changes in Zonings and Heights.  The extent of it varies by suburb.  Those experiencing the most change are Currimundi, Battery Hill, Aroona, Dicky Beach, Caloundra CBD and to a lesser extend Golden Beach.  

In total Caloundra is expected to take the following amount of new arrivals:
Caloundra Area 19,700 people
Caloundra South (Aura) 52,600 people

 

The proposed plan states:
"some new areas of Low-Medium Density and Medium Density Residential zones are proposed close to centres and/or proposed transit routes in Caloundra, Aroona, Battery Hill, Currimundi and Golden Beach....."
 
What they don't say, there is NO plan for a transit system along here.

  There is no business case for any rapid tansit public transport system along this stretch and certainly no funding. Traffic and Parking in Currimundi, Aroona, Battery Hill and Dicky's Beach will be a nightmare.

The Proposed Changes include:

 

  • All Bulcock Street rezoned to 8,10 & 12 storeys high. 
  • 15 Blocks in the Caloundra CBD rezoned to “Unspecified Maximum Height”
  • Residential streets in Currimundi, Battery Hill, Aroona, Dicky Beach and Golden Beach rezoned for unit developments 3 & 4 storeys high.
  • Unable to build a new house or duplex in these rezoned streets under code assessable rules.  Will be impact assessable.
  • Tourist Accommodation Zone in Golden Beach extended
  • Minimum Lot size in Low Density Zones going to 450m2 (Moffat Beach/Shelly Beach/Dicky Beach Prcinct retained at 700m2)
  • Specific local character precinct retained in Moffat Beach, Shelly Beach and Dicky Beach
  • All changes will be “code assessable”.  You will not receive notifications nor have any rights to object.

  • Buderim St Dicky Beach 8.5m going to 12m & 15m (3 & 4 storeys)

  • Mellum Court Dicky Beach 8.5m going to 12m/3 storeys

  • Beerburrum St Aroona 8.5m going to 12m/3 storeys

  • Messines Rd Aoona 8.5m to 15m/4 storeys

  • Bapaume Crt Aroona 8.5m going to 15m/4 storeys

  • Elonera St Currimundi going from 8.5m to 15m/4 storeys

  • Taylor Av Golden Beach from 8.5m to 15m/4 storeys

  • Onslow St Golden Beach 8.5m to 15m/4 storeys

  • Landsborough Pde Golden Beach 8.5m to 15m/4 storeys

All of these streets are being targeted for mulit unit developments.
